Why two kinds of fees?
It's the model modern software platforms use: a subscription for access, and actual usage billed separately. You don't absorb the cost of services you never use.
The monthly subscription
It pays for access to the platform and all its modules: portfolio, leases, accounting, payments, reports and the field module. The amount doesn't change with your transaction volume.
Per-use services
Three services carry a real external cost each time: generating a lease with electronic signature, running a tenant credit check, and collecting a pre-authorized debit. They're billed only when you use them.

Pricing questions
What's included in the subscription?
Access to the platform and its modules: building and unit portfolio, tenants and leases, accounting and invoicing, payments and deposits, reports, and the field module. Your tier determines automations and team features, not access to your data.
Why are some services billed separately?
Because each use carries a real external cost: electronically signing a lease, running a credit check with a provider, collecting a bank debit. Billing them per use avoids baking them into everyone's subscription, including people who never use them.
What happens when the trial ends?
Nothing is charged automatically, since no card is requested for the trial. After 7 days you pick a tier to continue; if you don't, the account simply pauses and your data stays put.
Can I change tiers?
Yes, from your customer portal. You can move up or down as your portfolio changes, without having to recreate anything.
Do I have to use pre-authorized debit?
No. PAD is optional for you and for the tenant: rent can be tracked and collected by any other payment method, with no per-use fee.
Is Commercial mode included?
No, it's an optional module at CAD $40.00 per month that can be added to any tier. So it stays available even on Essential, if you manage just one commercial unit.
